Rent

Policy for Working Professionals

• As a general rule, only students will be accepted for tenancy in the 2025 academic year (Reiwa 7).
• However, working professionals may be allowed to view the property only if they can provide verifiable documentation of their identity and employment status. For example, the following documents may be required:
  • Recent payslips
  • Company ID card, business card, etc.
• A guarantor’s signature and personal seal are also required.

Contract Types

There are two types of tenancy agreements: Long-term and Short-term.

Long-Term Contract

• Long-term contracts are based on 1-year terms from the date of move-in.
• Early termination (within one year) will incur a cancellation fee.
• No fees for key money, bond, cleaning on departure, or renewal.

Short-Term Contract

• Short-term stays of less than one year are also accepted (note: rent will be higher than for long-term contracts).
• No fees for key money, bond, or cleaning on departure.

Rent

The following rates apply for the 2024 academic year (Reiwa 6). Please note: rates may be subject to revision during the year.

Yukiwari Apartments

• ① Monthly room fee: ¥14,000 – ¥24,000

• ② Monthly utilities and facility fee: ¥15,000 (details below)

• • Shared utilities (electricity, water, gas, kerosene)
  • Miscellaneous items (neighbourhood fee, Wi-Fi, toilet paper, dish/laundry detergent, etc.)

• ③ Winter shared heating fee (Oct–Mar): ¥1,000/month

• ④ In-room electricity and kerosene: metered and billed based on actual usage

Total monthly rent = ① + ② + ③ + ④

Yukiwari House

• ① Monthly room fee: ¥20,000 – ¥23,000

• ② Monthly utilities and facility fee: ¥20,000 (details below)

• • Shared utilities (electricity, water, gas, kerosene)
  • Miscellaneous items (neighbourhood fee, Wi-Fi, toilet paper, dish/laundry detergent, etc.)

• ③ Winter shared heating fee (Oct–Mar): ¥1,000/month

• ④ In-room electricity and kerosene: metered and billed based on actual usage

Total monthly rent = ① + ②. For Yukiwari House, winter shared heating and in-room utility costs are already included in item ②.
